Union Market: 4th and Penn

Union Market: 4th and Penn

Developed by EDENS, this new multifamily community in Union Market is located off New York Avenue in Washington, DC. The new project will replace a Motel 6 and parking lot, bringing 375 apartments, 13% of which are affordable, 190 below-grade parking spaces and 30,000 square feet of retail, which will flank 4th, 5th and Penn Streets.

The development is intended to create meaningful public spaces for pedestrians and residents, and deliver innovative architecture and urban design that celebrates Washington, D.C.

Two residential buildings are part of the project; MMD is the architect for the building on 5th Street, and HKS is on board as the designer of the building on 4th Street. The alley space that bisects the new development, designed by David Rubin Land Collective, will provide an engaging community gathering space.

The completed towers—one on Fourth Street NE at 130 feet and the other on Fifth Street NE at 90 feet—will deliver eye-catching views of the downtown cityscape. Architecturally, the design is modern and progressive while respecting the historic context of the area’s iconic warehouses.

In addition to the design team of Michael Marshall Design, HKS, and David Rubin Land Collective, engineering consultants Gorove Slade Associates Inc., civil engineers Bohler D.C., and Goulston & Storrs P.C. are part of the project.

In January 2024, the DC Zoning Commission approved plans for the project.
