MMD is the lead design architect for this mixed-use project along Martin Luther King Jr. Avenue in Southeast, Washington, D.C. Offering both market-rate and affordable residential options, the design calls for 125 apartment units and 6 embedded townhouses. The scope of work includes urban design, master planning, and architectural design.
The eight lots along Martin Luther King Jr. Avenue will be combined, the historic commercial buildings will be retained, and built around and behind the existing properties. The historic Anacostia playhouse would be razed and rebuilt as part of the new development. The apartments will be a mix of studios, one-bedrooms, and two-bedrooms, with plans to include live-work spaces for artists. Some of the program requirements asked for a black box playhouse, retail, office, a theater and public amenities to be housed in newly renovated historic properties and new construction. The project will be one of the first major residential developments located in historic Anacostia. The scope of work includes urban planning, architectural design concept, programming, layout for the residential component and building envelope. The project client is D.C. based Four Points Development.
