MMD proposed Hill East - Phase II mixed-use development, encompassing eight adjacent parcels with a total area of 275,059 square feet. This visionary project features three main components:

 

-   Residential Buildings and Retail Spaces: Located nearest to RFK, two residential buildings with ground-floor retail and a Marriott Residence Inn will offer a dynamic living and shopping experience.

-   Central Park: A mid-screen park area, including the RFK Memorialization and the Relisha Rudd Playground, will serve as a communal greenspace for relaxation and recreation.

-   Condos and Townhouses: A selection of condos and townhouses will provide diverse housing options.

The development will include 1,005 rental units distributed across two buildings:

-   Affordable Units: 334 units, with 184 at 30% Median Family Income (MFI) and 150 at 50% MFI.

-   Middle Income and Workforce Units: 334 units at 80%MFI.

-   Market Rate Units: 333 units.

These units range from studios to 1-3 bedroom apartments, catering to various lifestyles and needs. Additionally, the project will feature 115 fully furnished co-living units, likely situated in the smaller building, with shared kitchens to foster a sense of community.
