MMD’s Team, composed of all DC-based development firms, proposed a mixed-use development featuring a public park on over 25% of the 42,452 sf site. The concept offered a mix of residential, hotel, and public spaces where 30% of the units would be affordable in the long term and with the flexibility to deliver more over time. The project would feature vibrant public spaces where people can relax, learn, play, and gather, designed and programmed with input by its users. 2 Patterson is poised to become an iconic city hub that unifies the surrounding community.

The development plan delivers affordable housing without District of Columbia subsidies. The project will generate between 245 and 300 construction jobs and an additional 46 to 181 permanent jobs.
