MMD on Winning Team for Hill East Phase II Project
Michael Marshall Design is pleased to announce the firm is part of the winning team for the Hill East Phase II Development, Bundle 2, awarded by the District of Columbia.
The development team for this project, R13 Community Partners, includes Frontier Development & Hospitality Group LLC, BRP Companies, H2 Design Build, Broughton Construction, A. Wash & Associates and U Street Parking. Former Ward 7 Councilmember Yvette Alexander is also part of the team.
Michael Marshall Design (MMD) is proud to be part of the 100% CBE master planning and design collaborative, led by Torti Gallas, with MMD and FILLAT+ as Associate Architects and Bradley Site Design as Landscape Architects.
The vision of R13 Community Partners is framed by the strong belief that affordable and equitable housing opportunities are the foundations of true community, supporting current and sustaining future generations of residents.
R13 Community Partners envisions this project to be a “Place for All People” -- a 6.3 acre parcel with a dynamic mix of uses. The proposal includes 1,246 residential units in total, with 407 deeply affordable units, 334 middle income units, 500 market rate units, and 5 units reserved for building superintendents – 1,116 rental and 125 for-sale units.
Plans also call for a 150-room Marriott hotel, and 60,000 square feet of retail space. A triangular park celebrating the legacy of Robert F. Kennedy, and a History and Cultural Walk to honor the history of Reservation 13 are also planned. The team received consent from the family of Relisha Rudd to also dedicate a central playground in her name.
This vibrant community will be built within a network of interconnected parks, pedestrian corridors, and tree-lined streets, integrating designs that create a healthier living environment and lower energy expenses. The plan is grounded in a thoughtful approach to meeting the mixed- income housing needs of residents, while integrating with the contextual fabric of the broader neighborhood, and welcoming the surrounding community into the site.
