Northwest One

Michael Marshall Design, teamed with SK+I Architecture, delivered Phase 1 of the Northwest One development in Washington, DC in July 2022. Phase 1 delivered more than 220 new residential units to the NoMa community, reserving 150 for affordable housing. Plans for Northwest One encompass a three-building, three-phase development.

In 2017, the development team, CSG Urban Partners in partnership with MRP Realty and Taylor Adams Associates, was selected by the District of Columbia to redevelop a vacant 3.5 acre site located at the intersection of K and North Capitol Streets, NW in the NoMa neighborhood just blocks from the U.S. Capitol. Known as Northwest One, it was envisioned to be a vibrant mixed-use urban project.

The team worked with DMPED and DC’s Mayor Bowser on this New Communities Initiative (NCI) project.

At the Northwest One site, the city invested $13.8 million in funding for the first phase of the project. Construction began in November 2020 and was completed in July 2022, with new residents beginning to move in August 2022. There are also 80 parking spaces on site.

Northwest One will include new mixed-income rental units, a portion of which will be public housing replacement units for the former residents of the Temple Courts and Golden Rule communities.

The development and design team committed to creating a high quality, mixed-income community.  The completed project, as undertaken in its three distinct phases, will include 772 total residential units including townhomes, family-sized units and permanent supportive housing units. The residential units will include 517 affordable units and 255 market-rate units at the site. The project will also include street activating neighborhood retail space, a community center and green space.

This project is part of the New Communities Initiative (NCI), a District of Columbia government program designed to revitalize severely distressed subsidized housing and redevelop neighborhoods into vibrant mixed-income communities.

In December 2022, Mayor Bowser and city officials, along with the community and members of the development and design teams, celebrated the official ribbon cutting of the completion of Phase I, the first of the New Communities projects to follow through on a promise to reserve space and welcome back residents who once lived at the property.

The ribbon-cutting ceremony for Phase I “The Rise at Temple Courts” was celebrated as a win — with 220 residential units, including a total of 150 dedicated affordable homes, 65 of which will be replacement units for once-relocated residents returning to the community.
